As-Built Drawings & As-Built Surveys in Dubai.

Sicher 3D produces as-built drawings in Dubai from fresh measurements, not old CAD files. We survey plots with robotic total stations and scan buildings with handheld LiDAR, then deliver plans, sections, elevations and Revit models that show what was actually built.

What are as-built drawings, and why measure them?

As-built drawings record a building or plot exactly as it was constructed — every wall, column, opening and level in its real position, including the changes made on site. An as-built survey is the measurement work that produces them.

No project is built exactly to the approved drawings. Columns move a few centimetres, openings change, services get rerouted. An as-built drawing that is not based on a survey simply repeats the design and hides those changes until they cause a problem in a renovation, a fit-out or an authority inspection.

This page explains the two types of as-built survey, what we capture, how we check built against approved, and the files you receive.

Plot as-built or building as-built? Often both.

The words “as-built survey” are used for two very different jobs in Dubai. Knowing which one you need saves a second site visit.

Type 1 · Outside the building

Plot / Site As-Built Survey

Proves the building sits where — and how high — it was approved.

  • ✓Building footprint and corner coordinates
  • ✓Setbacks from every plot boundary
  • ✓Building height, roof and parapet levels
  • ✓Finished floor, plinth and external levels
  • ✓Boundary walls, gates, access and external works
  • ✓Visible drainage and service covers

Type 2 · Inside the building

Building As-Built Survey

Records what is actually inside the walls — not what the drawings say should be there.

  • ✓Floor plans with room dimensions and areas
  • ✓Sections and elevations
  • ✓Structural grid, columns, beams and slabs
  • ✓Visible MEP: ducts, pipes, cable trays, risers
  • ✓Ceiling heights and soffit levels
  • ✓Facades, openings and finishes

Used byRenovation and fit-out designers · facility managers · owners and buyers

Every element that was built, measured where it stands.

From structure to services to finishes, our as-built surveys record what designers and facility managers actually need — not just the outline of the walls.

Sicher 3D Advantage

Measured on site — never traced from old CAD files.

Many as-built drawings in Dubai are simply the last design revision with the word “AS-BUILT” added to the title block. Ours start from a fresh survey. We scan the building with handheld LiDAR and fix control with a total station, so every wall, column and opening on the drawing is a measured position. The same point cloud can later become a Revit model without going back to site.

When do you need as-built drawings?

As-built drawings are needed at the end of a project — and again every time someone has to change the building.

WhenWhy an as-built mattersTypical scope
Completion certificateCompletion submissions to DM, DDA or Trakhees normally include as-built drawings of the final constructionPlot as-built plus building drawings in the authority's format
HandoverThe owner and FM team need a reliable record of what was actually builtFull as-built set, optionally with a Revit model
Renovation or extensionOld drawings are rarely accurate; design from measured dimensions insteadBuilding as-built from a 3D laser scan
Interior fit-outShell-and-core conditions decide what the interior design can doFloor plans, reflected ceiling levels and visible MEP

Facility managementMaintenance and space planning need current, accurate dataScan-to-BIM model and point cloud

In DDA areas, completion also requires a Third Party Building Survey by a surveyor registered with Dubai Land Department (villas excepted). We tell you at the scoping stage if your project falls under it.

Total station for control. LiDAR for everything else.

Critical points such as setbacks, corners and column positions are measured with a total station. Interiors, services and facades are captured with handheld LiDAR and tied to that control. Figures are published manufacturer specifications; achieved accuracy also depends on control and site conditions.

Completion rules depend on the authority, and some as-built work in Dubai is regulated. We settle both before any measurement is taken.

01

Completion submissions

Dubai Municipality, DDA and Trakhees each set their own completion requirements. In DDA areas, a Third Party Building Survey by a DLD-registered surveyor is mandatory before the completion certificate, except for villas. We confirm what your project needs before we start.

As-built drawings in Dubai: your questions.

As-built drawings record a building or plot exactly as it was constructed, including every change made during construction. They show the real positions of walls, columns, openings, levels and services, and are used for completion submissions, handover, renovation, fit-out and facility management.
The as-built survey is the measurement work on site — total station, GNSS and laser scanning. The as-built drawings are what we produce from those measurements: floor plans, sections, elevations, a site plan and, if needed, a Revit model. Drawings without a survey are only an updated design, not a true as-built.
Completion submissions to Dubai Municipality, DDA or Trakhees normally include as-built drawings that show the final construction. In DDA areas, a Third Party Building Survey by a surveyor registered with Dubai Land Department is mandatory before the completion certificate, except for villas. Your consultant or the authority confirms the exact requirements for your project.
A plot as-built survey covers the building footprint, setbacks, height, floor and external levels, and external works. A building as-built survey covers floor plans, sections, elevations, the structural grid, visible MEP services and ceiling levels. We agree the scope, tolerance and file list before fieldwork.
Shop drawings are prepared before installation to show how something will be fabricated and fixed. Record drawings are often the contractor's marked-up design set. As-built drawings produced from a survey show what was actually measured on site, which makes them the most reliable of the three.
Our handheld SLAM LiDAR is specified to under 1 cm relative accuracy after processing, and our robotic total station measures distances to 2 mm + 2 ppm with a prism. We use the total station for control and critical points such as setbacks and column positions, and the scanner for full interior detail.
As-built drawing cost in Dubai depends on floor area, number of floors, building type, whether MEP is included, the deliverables (CAD, Revit or both) and any authority format. A villa as-built costs far less than a multi-storey commercial building. Sicher 3D gives a clear, fixed quote after reviewing your drawings and scope.
Scanning a typical villa or office floor is usually completed in a single site visit. Larger buildings are scanned floor by floor and may be phased around access. Drawing delivery time depends on the scope and is confirmed in writing with your quote.
Yes. Handheld laser scanning moves through spaces quickly and does not need the building to be empty. We agree access times, areas and any security requirements with the building management before we start.
Yes. The same point cloud used for the as-built drawings can be modelled in Revit by our in-house BIM team, at the level of detail you specify. Many clients order CAD drawings now and add a Revit model later without another site visit.
Yes. We scan the building, overlay the scan on your existing drawings and update only what differs. You keep your layers and title block, and every change is backed by a measurement.

Send your approved drawings. Get the real ones back.

Share your approved drawings, plot number and what the as-built is for. A surveyor will confirm the scope, tolerance, authority requirements and a clear, fixed quote.
