Topographic Survey Services in Dubai.

Sicher 3D carries out topographic surveys in Dubai — also called topographical surveys — with RTK GNSS, robotic total stations and handheld LiDAR. You get accurate spot levels, contours and site features as DWG drawings, LandXML and 3D surface models your designers can build on.

✓Spot levels, contours and every visible site feature
✓Existing structures, kerbs and adjacent road levels
✓2D DWG or full 3D surface model with LandXML

What is a topographic survey, and why does it matter?

A topographic survey is a measured map of a site's ground levels and physical features — spot levels, contours, buildings, walls, roads, trees and visible utilities — drawn in their exact positions on a coordinate grid. It is the base drawing every designer, engineer and contractor works from.

Get it wrong and every later decision inherits the error: finished floor levels that flood, drainage that runs the wrong way, earthworks quantities that blow the budget. In a city as flat as Dubai, a few centimetres of level decide where water goes.

This page explains what our topographic surveys capture, which method we use for each part of your site, the accuracy behind it and the files you receive — so you can brief the survey correctly the first time.

Everything on the ground, measured and drawn.

Our topographic surveys record the features that affect design — not just a handful of levels — so your consultant does not have to send someone back to site.

Sicher 3D Advantage

Not just spot levels — a measured 3D surface of your site.

A basic topo gives designers a scatter of levels and asks them to guess what happens in between. We combine RTK and total station levels with handheld LiDAR, then build a surface model (TIN) from the full dataset. Contours, cross-sections and cut-and-fill volumes all come from that one surface, so the drainage engineer, the architect and the earthworks contractor are working from the same ground.

Levels

Spot Levels & Contours

Levels on a regular grid and at every change of slope, with contours at an interval agreed for your site and use.

Structures

Existing Buildings & Walls

Outlines, finished floor levels, boundary walls, fences, gates and any structure that affects design.

Access

Roads, Kerbs & Adjacent Levels

Road edges, kerbs, footpaths and the levels just outside your plot — essential for access and gate-level design.

Services

Visible Utilities

Manholes, chambers, valves, poles, lighting columns and service boxes, located and labelled on the drawing.

Landscape

Trees & Hardscape

Trees with approximate canopy spread, planters, paving and hardscape that constrain the new layout.

Control

Control & Grid Coordinates

Control points fixed on the DLTM grid and shown on the drawing, so future surveys tie in to the same system.

Plot Pegs vs Affection Plan

Existing plot pegs and walls compared with your affection-plan coordinates — a design check, not a cadastral survey.

What's on your topographic drawing.

Every topographic survey we deliver is drawn on organised CAD layers, so your team can switch features on and off, design over the top and export straight into Civil 3D or Revit.

When do you need a topographic survey?

Most projects need a topographic survey before anyone draws a line. Here is what it does at each stage.

The right method for every part of your site.

One instrument rarely suits a whole Dubai plot. We switch methods across the site and tie everything to the same control. Figures below are published manufacturer specifications; achieved accuracy also depends on control and site conditions.

Levels that line up with Dubai's grid.

A topographic survey is only useful if the next survey, the design and the authority all read it the same way. The Dubai grid is published as EPSG:3997 (WGS 84 / Dubai Local TM).

01

DLTM coordinates

Dubai mapping uses the Dubai Local Transverse Mercator projection on WGS 84 (EPSG:3997), maintained by Dubai Municipality's geodesy section. We survey in DLTM unless your authority, master developer or client asks for another system.

Every drawing states the coordinate system, the height datum and the control points used. Anyone who surveys the site later can tie in to the same levels instead of starting from scratch.

Authority format

Layer, title-block and coordinate requirements differ between Dubai Municipality, DDA, Trakhees and other bodies. We agree the format before fieldwork. Drawings submitted to an authority must be stamped by a surveyor registered with it.

Topographic survey in Dubai: your questions.

A topographic survey is a measured map of a site's ground levels and physical features. It records spot levels, contours, buildings, walls, roads, kerbs, trees and visible utilities in their exact positions. Architects, engineers and contractors use it as the base drawing for design, drainage, earthworks and permit drawings.
Yes. Topographic survey, topographical survey and topo survey all describe the same service: measuring the levels and features of a site and presenting them on a coordinated drawing.
You need one before design work starts on a new plot, before drainage or grading design, before earthworks, and whenever a consultant has to prepare a site plan from real levels. Authority requirements vary by plot type and jurisdiction, so your consultant or the authority confirms exactly what is needed for a permit.
A standard topographic survey includes spot levels, contours, existing structures with floor levels, boundary walls and fences, roads and kerbs, adjacent road levels, trees, visible utilities such as manholes and poles, and the control points used. A 3D topographic survey adds a surface model and LandXML file.
Topographic survey cost in Dubai depends on plot size, site access, level of detail, contour interval, whether a 3D surface model or laser scan is needed, and the authority format required. A villa plot costs far less than a large development site. Sicher 3D gives a clear, fixed quote after reviewing your plot number and intended use.
Fieldwork for a typical villa plot is usually completed in a single site visit. Larger plots, corridors and sites with dense detail take longer and may be phased. Drawing delivery time depends on scope and is confirmed in writing with your quote.
Accuracy depends on the method used for each part of the site. Our RTK GNSS receivers are specified to 8 mm + 1 ppm horizontally and 15 mm + 1 ppm vertically. Our robotic total station measures distances to 2 mm + 2 ppm with a prism, which is why we use it for levels near buildings. Achieved accuracy also depends on control and site conditions.
The contour interval is agreed before fieldwork, based on how steep the site is and what the survey is for. Many Dubai plots are very flat, so dense spot levels often tell a designer more than contours alone. We provide both, together with a surface model when a 3D survey is ordered.
No. A topographic survey records services visible at the surface, such as manholes, chambers, valves and poles. Buried pipes and cables need a separate underground utility survey, for example with ground-penetrating radar. Tell us at the scoping stage if your site needs one.
A topographic survey maps levels and physical features for design. A boundary (cadastral) survey legally defines property limits. In Dubai, cadastral boundary work must be carried out by a surveying company accredited by Dubai Land Department. Our topographic surveys compare existing pegs with your affection plan as a design check only.
Survey drawings submitted to an authority must be prepared and stamped by a surveyor registered with that authority, and formats differ between bodies. Before fieldwork we confirm which authority covers your plot and how the submission will be handled, so the drawing is set up correctly from the start.
