Setting Out Survey Services in Dubai.

Sicher 3D's setting out surveyors transfer your approved design onto site in Dubai — plot points, piles, grid lines, columns, footings and road alignments — using robotic total stations and RTK GNSS. Every critical point is checked before concrete is poured.

What is a setting out survey, and why check it twice?

A setting out survey is the reverse of a topographic survey. Instead of measuring what is on the ground and drawing it, the surveyor takes coordinates from the approved drawings and marks them on the ground — so the building is built in the right place, at the right level.

A column 30 mm out of position can mean broken-out concrete, redesigned beams and lost weeks. Most of those errors start with a wrong coordinate on the drawing, a disturbed control point or a peg lost during excavation — all of which a proper setting-out process is designed to catch.

This page explains what we set out at each stage of construction, the method behind each point, how we check our own work, and what your site team receives.

From the first peg to the last kerb.

Setting out runs through the whole build. These are the points our surveyors mark for contractors in Dubai — each one tied to the same control network.

Sicher 3D Advantage

Set out, then checked — before the concrete truck arrives.

A setting-out error is cheap on day one and very expensive after the pour. Every critical point we mark is measured a second time from independent control, and the difference is written into the check report. Your site engineer gets a coordinate schedule, a marked-up drawing and proof that the point in the ground is the point on the drawing.

Anchor Bolts & Embedments

Anchor-bolt groups, base plates, sleeves and embedded items positioned before concrete is poured.

Marked from one control point. Checked from another.

For a pile layout, the total station sits on known control outside the work area and marks each pile centre. Offset pegs keep the positions recoverable once the piling rig arrives. The critical points are then re-measured from a second control point, and the differences go into the check report.

The right instrument for every tolerance.

Structural points need a total station. Roads and earthworks can be set out faster with RTK. We match the method to the tolerance in your specification. Figures below are published manufacturer specifications.

The instruments behind every peg.

We set out with the same Hi-Target instruments we distribute across the UAE — and sell the MiniPro airbag that protects a total station on a busy site. Each one is available to buy from Sicher 3D.

Most setting-out errors start on paper.

Wrong coordinates, a rotated CAD grid or a disturbed benchmark cause more rework than instrument error. We check all three before anything is marked. The Dubai grid is published as EPSG:3997 (WGS 84 / Dubai Local TM).

01

Coordinates checked first

Design drawings are often drawn in local CAD coordinates. Before marking anything we check the drawing grid against the plot coordinates on the DLTM grid (EPSG:3997) and flag any shift or rotation to the design team.

Your tolerances, recorded

Setting-out tolerances come from your project specification. We choose the method to suit them and record the measured deviation of every checked point, so the site supervisor can sign off with evidence.

03

Plot pegs vs official demarcation

We check existing plot pegs against your affection plan before setting out the building. Placing or reinstating official cadastral boundary pegs is a regulated service handled by authorised surveyors.

From drawing to peg in five steps.

1

Drawings check

We receive the for-construction drawings and verify grids and coordinates against the plot.

2

Control

Control stations and benchmarks are set, protected and tied to the project grid.

3

Setting out

Points are marked with pegs, nails or paint, with offset pegs where excavation follows.

4

Independent check

Critical points are re-measured from separate control and the deviations recorded.

5

Report & handover

Coordinate schedule, marked-up drawing and check report go to your site engineer.

Paperwork your site supervisor can sign off.

Every visit ends with records your site engineer, consultant and future surveyors can rely on.

Setting out in Dubai: your questions.

A setting out survey transfers the positions on approved construction drawings onto the ground, so the building is built in the right place and at the right level. The surveyor marks points such as plot corners, piles, grid lines, columns, walls and road alignments with pegs, nails or paint.
A setting out surveyor checks the drawing coordinates, sets up control points and benchmarks, marks the design positions on site, adds offset pegs where excavation will disturb the marks, and then checks the critical points a second time before handing a report to the site engineer.
It depends on the method and the tolerance in your project specification. Structural points are set out with a robotic total station specified to 2 seconds of angle and 2 mm + 2 ppm in distance with a prism. RTK GNSS, specified to 8 mm + 1 ppm horizontally, is used for plot points, roads and earthworks where that tolerance is acceptable.
Approved for-construction drawings in CAD with coordinates, the affection plan, any existing control or benchmark information, and safe access to the area to be set out. We check the drawing coordinates against the plot before the visit and raise any discrepancy with your design team.
An offset peg is placed a fixed distance away from the actual point, outside the area that will be excavated or worked on. When the original mark is lost during digging or piling, the site team can re-establish it from the offset pegs without calling the surveyor back.
A check survey re-measures points that have already been set out, preferably from independent control, and records how far each one is from its design position. We include checks in our own setting out, and we also carry out independent check surveys of a contractor's work for consultants and developers.
Setting out cost in Dubai depends on the number of points, the stage of work, how many visits are needed, the tolerance required and site access. A one-off plot or pile layout costs less than a phased programme covering a whole building. Sicher 3D gives a clear, fixed quote after reviewing your drawings and programme.
Send your drawings and construction programme on WhatsApp or by email. For phased projects we book visits against your programme milestones, such as piling, each slab pour and external works, so the surveyor arrives when the site is ready.
Yes, once the relationship to the site is confirmed. We compare the drawing grid with the plot coordinates on the DLTM grid, resolve any shift or rotation with the design team, and set out from the agreed transformation.
We check existing plot pegs against the coordinates on your affection plan before setting out the building. Placing or reinstating official cadastral boundary pegs is a regulated service carried out by authorised surveyors; if your plot needs it, we will tell you at the scoping stage.
