What does a construction survey cover?

A construction survey is the survey work that keeps a project in the right place, at the right level and in the right quantities — from the first control point to the final as-built. It is not one visit but a sequence of surveys, each tied to the same reference.

On a Dubai site that usually means control at mobilisation, setting out and checks for every pour, volumes for earthworks, scans to prove progress and quality, and an as-built record at the end. When each of those is done by a different surveyor on a different control, the numbers stop agreeing — and disputes start.

This page explains every construction survey we carry out, how we check concrete and quantities, the methods behind them and what your site team, QS and consultant receive.

Every survey a construction site needs, on one reference.

Pick a single service or the full programme. Either way, every survey ties back to the same control network and the same team.

Sicher 3D Advantage

One control network and one survey team — from groundbreaking to handover.

Construction surveys go wrong when every stage uses a different surveyor and a slightly different control. We set up one protected control network at mobilisation and use it for every survey that follows: setting out, levels, volumes, progress scans, flatness checks and the final as-built. Every number your site team, QS and consultant see comes from the same reference.

See the whole slab, not ten spot levels.

A laser scan captures millions of points across a slab, wall or column. We compare them with the design level or model and produce a colour deviation map, so high spots, low spots and out-of-tolerance areas are obvious before finishes go down — and can be re-checked after remedial work.

Matched to the tolerance, not to habit.

Earthworks quantities and structural checks need very different accuracy. We pick the method for each task. Figures below are published manufacturer specifications; achieved accuracy also depends on control and site conditions.

ppm = parts per million of the measured distance. RMS figures as published on Hi-Target and GeoSLAM specification sheets.

The instruments behind every check.

We survey with the same Hi-Target, FJD and GeoSLAM instruments we distribute across the UAE — plus the MiniPro airbag that protects a total station on a busy site. Each one is available to buy from Sicher 3D.

Surveys that still agree at handover.

On a long project the risk is not one bad measurement — it is slow drift between surveys. Three rules prevent it. The Dubai grid is published as EPSG:3997 (WGS 84 / Dubai Local TM).

01

One control network

Control is established on the DLTM grid (EPSG:3997) at mobilisation, protected on site and re-checked at intervals, so a level measured in month one still agrees with a level measured at handover.

Every volume report states the surfaces compared, the survey dates, the method and the boundary used. Your QS or the client's consultant can check exactly how each number was produced.

Tolerances from your spec

Level, position and flatness tolerances come from your project specification, including FF/FL numbers under ASTM E1155 where specified. We choose the method to suit them and report each result against the tolerance.

Construction surveying in Dubai: your questions.

Construction surveying is the survey work that supports a project from the first site visit to handover. It includes control networks, setting out, level and formwork checks, earthworks volumes, progress surveys, concrete deviation checks and the final as-built survey, all tied to one coordinate system.
Setting out is one part of construction surveying: marking design positions on site. A construction survey programme also covers control, levels, volumes, progress, quality checks and as-built records. Many contractors start with setting out and add the other surveys as the project moves forward.
Most projects need a topographic survey before design, control and setting out during construction, level and position checks before pours, volumes for earthworks, and an as-built survey at handover. Larger projects add progress scans and slab flatness checks. Your specification and contract decide the exact list.
We survey the ground before work starts and again after excavation or filling, then build a surface model (TIN) for each. Comparing the two surfaces, or one surface with the design, gives cut and fill quantities. The report states the surfaces, dates, method and boundary so the quantities can be checked.
Yes. Stockpiles are surveyed with RTK GNSS or an RTK + SLAM receiver that scans the pile as the surveyor walks around it. The surface is compared with the base level to give the volume, and the report shows how it was calculated.
FF (floor flatness) and FL (floor levelness) are the F-numbers defined in ASTM E1155. Higher numbers mean a flatter and more level floor. Where your specification sets F-numbers or strict tolerances, we agree the measurement method in advance; strict specifications may require a total-station level grid rather than a scan.
Yes. A laser scan captures the whole slab or structure, which we compare with the design level or model. The result is a colour deviation map showing high and low spots, out-of-tolerance areas and column or wall offsets — far more complete than a handful of spot levels.
Yes. We survey at the milestones or intervals agreed with you and report measured quantities, surfaces and point clouds for each visit. The dated records support progress reports, interim valuations and any later questions about what was built and when.
Construction survey cost in Dubai depends on the services needed, site size, the number of visits, tolerances and deliverables. A one-off volume survey costs less than a full programme from mobilisation to handover. Sicher 3D gives a clear, fixed quote after reviewing your drawings, specification and programme.
Most construction surveys are for the contractor, consultant and client rather than an authority. Where a survey drawing must be submitted to Dubai Municipality, DDA or Trakhees, it has to be prepared and stamped by a surveyor registered with that authority. We confirm at the start which surveys fall into that category.
